AUTHORITY TO SELL
This Authority to Sell is made and entered into by and between the property owner and PUA FUTURES REALTY, a duly registered real estate firm, represented by its authorized representative.
1. Authority to Sell. The OWNER authorizes and grants PUA FUTURES REALTY the non-exclusive authority to market, offer, and sell the property for the agreed selling price, net/gross of applicable taxes and expenses, for a period of 90 days from the date of acceptance, unless earlier revoked in writing.
2. Broker's Commission. In the event of a successful sale during the effectivity of this authority, or through any buyer introduced by the BROKER, the OWNER agrees to pay PUA FUTURES REALTY a professional brokerage fee equivalent to 6% of the total selling price, payable upon execution of the Deed of Absolute Sale or release of payment, whichever comes first.
3. Obligations of the Broker. PUA FUTURES REALTY shall advertise and promote the property using appropriate platforms, assist in negotiating and finalizing the sale, and coordinate with the OWNER for property viewings and document requests.
4. Obligations of the Owner. The OWNER shall ensure the authenticity and availability of property documents, shall not sell the property to any buyer introduced by the BROKER without paying the agreed commission, and shall immediately notify the BROKER in writing if the property is sold, withdrawn from sale, or transferred during the effectivity of this authority.
5. Termination. This authority may be terminated by either party upon written notice. However, the OWNER remains liable for the broker's commission if a sale is concluded with a buyer introduced during the effectivity period, within 6 months from expiration or revocation.
Electronic Acceptance. The owner's electronic acceptance will be recorded with the listing request, including the owner's name, contact details, date/time of acceptance, ATS version, and unique reference number.
